There are some decisions and actions that must be made once you’ve decided to sell:
Buy or Sell first: There are advantages and disadvantages to both, but most people opt to sell first and then look for their new forever home.
Best time to sell: All seasons have their good reasons to sell. If you sell in summer, you will attract buyers from different areas. If you sell in winter, there are less properties on the market, so choice is a limited. Note that buyers searching in winter are serious buyers.
Home Preparation: First impressions count! Walk around your home and garden with buyers’ eyes to find easy changes that could increase the value and appeal. Complete all necessary maintenance and cleaning. Declutter by removing all unnecessary items, both inside and out.
Find a suitable Sales Agent: Someone whom you trust, with proven experience and local knowledge.
Decide on Method of Sale: The agent will recommend but ultimately it is your choice.
Conduct your own Pest and Building Inspection: It is recommended you do this to assist buyers and reduce the chances of lower offers.
Home Styling: Research in magazines and other properties for sale. Consider hiring a professional company to style your property if necessary.
